Open House Oct 3 & 4 12 - 4 pm

Come one, come all to 12 Sudbury St. #2801 this Saturday & Sunday afternoon from 12 noon to 4 pm. Open house on a new Cambridge listing - an exclusive listing - not on MLS! Asking price is $631,000 and it has many upgrades to warrant the price starting with being an end unit with east, west & south exposure, built-in garage, 2 outside terraces, approx 1750 sq ft of interior space. Inside are numerous upgrades including maple hardwood floor everywhere except on the stairs, family room & smallest bedroom, 3 bedrooms, 4 baths, family room. Kitchen has been enlarged and has a granite countertop with a glass breakfast bar; includes 8 appliances! - Black fridge, stove, built-in dishwasher & built-in microwave/hood as well as a wine fridge in the built-in pantry.
Wall mounted LCD tv in living area is included as well as all electric light fixtures (of which there are many!) and all window coverings.
Family room has large 3 pc bathroom as well as coat closet & built-in shelving. Master bedroom is not a loft rather a bedroom suite with a door and a private terrace as well as a 4 pc ensuite bath and a walk-in closet from which you can access the attic as well!
This is a lot that you get for the asking price - act fast if you're interested as this one truly won't last long!!

And the excitement continues ...

Another blockbuster sale on Sudbury St. - a Cambridge model came up for sale at $579,900 - lovely suite with tandem built-in garage and in a lovely private courtyard - just not as many upgrades and no deck overtop the longer garage so it was priced accordingly. And yet the buying public said it was worth more - the selling price was $630,000!
So now that's the 3rd sale on Sudbury St. in the $600,000 range - a new level of perceived value has been reached and it's here to stay - that means all of the other sized models are also more valueable - recently an upper 2 bedroom 850 sq ft, Emerson model, on the south side of Sudbury was asking $309,000 and sold for $336,000. All of the most recent sales on Sudbury St. have sold for above their asking price! Good news for owners! :)

Sudbury St towns turn 10 years old!

For those of you that are still original owners can you believe that 10 years have already gone by!! And with that I want to say that although I just sold my beloved townhome I'm not leaving the area - I'm just ready for a change! Buying an old Victorian home has always been a dream of ours and now it's come true. Just a few blocks away we found our dream home and it even comes with a turret!!! The fun part is just about to begin! Stay tuned - I'll keep you posted.

SARS revisited??!!

S words - SARS, Swine flu, what next! An interesting article crossed my path that stated that this flu began at a pig farm that is of American origin - one of those that went south of the border for not only cheap labour but the ability to get around the stricter guidelines of the health board in the US. The living conditions of these poor pigs on this farm was inhumane and extremely unhealthy for the surrounding environment which was a local community where this little boy first contacted the infectious flu but survived.
So Mexico's lesson in this is to enforce the health standards and restrictions and not receive payoffs to look the other way. The end cost is huge to us all!

Snow??!@#%$^&*(%$#$#

Oohh that was ugly this morning - it's how the light changes with the snowy white sky and the white stuff on the ground - it just feels so wrong at this time of year! And then it didn't melt away and turn into a beautiful day - it just got uglier and colder. It better be an amazing summer!

Spring has sprung!!!

Is it my imagination or is everyone more excited about the coming of spring than usual? It seems to have been the main topic of conversation on the news and amongst people today - I think it has a lot to do with how much people want to feel optimistic and light and happy about their future and spring tends to help with that feeling. It represents new beginnings - a fresh newness that we all yearn for after a long dark winter.
So join me in toasting the oncoming of spring! May we all enjoy the brighter days ahead! :)

King/Liberty Link

Will this come to be say in the next 5 years??? It's a big maybe!! Since it will be created AFTER the Strachan Avenue railway crossing has been been improved then don't hold your breath since that is still in it's planning and debating stages. I remember that in the year 2006 I believe that I was telling people that according to what the office of Joe Pantelone tells me the money has been set aside to do an environmental assessment regarding the potential link from the foot of Shaw over the tracks to enter into Liberty Village. Now I get the Winter 2009 Community Newsletter from the office of Joe Pantelone and the news is the same only it's now 3 years later!!!!
Changes happen slowly over there at city hall!

Pick up the garbage!!

Could it look any uglier outside these days??? As happy as I am that the snow is gone what's left behind is this grey sludge made up of all the garbage that has been littered by the public. It's such a shame because really if everyone made their own effort to just ensure they toss their own garbage into a bin instead of on the ground this time of year would be much prettier!
We should all take on that challenge! No matter how big the city's budget for spring cleanup is if we don't stop throwing our garbage onto the streets our taxes will continue to go into cleaning up all the mess. Do your part & feel good about it!!

OBAMA DAY!!

Wow isn't the fuss wonderful!! It's just so nice to hear a positive buzz in the media and the happiness of the people is infectious! Bless President Obama that his time in office is well spent and fruitful. The renewal of hope in people is already his first gift to the world.
